CP12 inspections for rental properties
Tell us which landlord-provided gas appliances are present, including boilers, cookers and gas fires. We confirm which appliances can be checked, the inspection scope and the price before booking. Relevant appliance and flue checks are completed by a suitably qualified Gas Safe registered engineer.
The landlord gas safety record, commonly called a CP12 certificate, records the inspection findings. It does not guarantee that every appliance passes. Any identified defects and necessary safety action are explained; repairs and replacement parts are discussed separately.
A straightforward booking process for letting agents
For a managed property, send the postcode, appliance list, renewal due date and access arrangements. Tell us who is authorised to approve additional work and who should receive the inspection record. Please have the previous record available where possible.
For several properties, send a list of locations and due dates so we can discuss coverage and availability. Each property’s inspection scope and price will be confirmed before booking.
Digital gas safety records
We provide a digital landlord gas safety record by email after the inspection. Confirm the intended recipient when booking so it can be sent to the appropriate landlord or managing agent. You can keep the record with your property documents and print a copy when needed.
Electronic records can be retained where they meet HSE’s requirements, including secure storage, printability and identification of the engineer. Sending an electronic copy to a tenant requires their agreement and ability to access it. See HSE’s guidance on electronic records.
Combine your CP12 inspection with a boiler service
A landlord gas safety check and a boiler service have different purposes. The inspection records safety findings; servicing follows the appliance manufacturer’s maintenance instructions.
Ask about arranging both during the same visit. We confirm appliance suitability, appointment availability and the separate work and charges before booking. Learn about our boiler servicing in Hastings, or read the gas safety check and boiler service comparison.
Plan ahead for your annual check
For properties covered by landlord gas safety duties, the relevant appliances and flues require annual checks. Keep the record for at least two years, give existing tenants a copy within 28 days, and give new tenants a copy before they move in. Maintenance obligations also apply. Refer to HSE’s landlord and letting-agent guidance for the full requirements and permitted early-renewal arrangements.

Landlord gas safety questions
How much does a CP12 inspection cost?
Send the postcode and the number and type of appliances. We confirm the inspection price before booking; additional repairs are agreed separately.
Does boiler servicing replace a landlord gas safety check?
No. They are separate tasks. Ask about combining them in one appointment, with both scopes confirmed in advance.
Can a letting agent arrange the appointment?
Yes. Provide the property details, access arrangements and the contact authorised to approve work. Agree responsibility for arranging checks and keeping records in the management agreement.
Can I request a digital certificate?
Yes. We provide digital gas safety records by email after the inspection. Confirm the recipient when booking. If the record will be sent electronically to a tenant, confirm that they agree and can access it.
What happens if an appliance is unsafe?
The findings and required safety action are explained. The inspection record is not a guaranteed pass, and any remedial work is discussed separately.
