Landlord Gas Safety Check vs Boiler Service: What’s the Difference?
A landlord gas safety check and a boiler service are different jobs. The safety check assesses the relevant gas appliances and flues and produces a Landlord Gas Safety Record, often called a CP12. A boiler service maintains the boiler according to the manufacturer’s instructions. For landlords in Hastings and St Leonards-on-Sea, booking the right work helps protect tenants and keep the heating reliable.
Landlord gas safety check vs boiler service: the main differences
| Question | Landlord gas safety check | Boiler service |
|---|---|---|
| Main purpose | Check gas safety and record the findings. | Maintain the boiler and check its operation. |
| What is covered? | The landlord-provided gas appliances and associated flues covered by the check. | The boiler being serviced; other gas appliances need separate arrangements. |
| Paperwork | Landlord Gas Safety Record (commonly called CP12). | Boiler service record or completed service history. |
| Timing | Required annually for relevant rented accommodation. | Follow the manufacturer’s servicing schedule. |
| Does it replace the other? | No: a safety check is not a full boiler service. | No: a service alone does not replace the landlord’s annual check and record. |
What is a landlord gas safety check?
The annual check must cover the relevant landlord-provided gas appliances and flues. Depending on the property, this may include a boiler, gas cooker or gas fire. Booking a boiler-only appointment does not automatically cover every gas appliance in the home.
The engineer checks matters such as safe operation, ventilation, flue performance and applicable safety devices. The record identifies the items checked, the engineer, the property and any safety defects or remedial action. It records the findings on the day; it does not guarantee that an appliance will remain fault-free until the next visit.
Work must be carried out by a Gas Safe registered engineer qualified for the appliances involved. You can read the HSE guidance on which appliances need a check.
What does a boiler service include?
A service follows the instructions for the particular make and model. The engineer examines the boiler, checks its operation and carries out the required maintenance. Cleaning, seals and other service tasks depend on the manufacturer’s procedure and the condition of the appliance.
A service can reveal deterioration or developing faults, although repairs and replacement parts may need separate agreement. Keep the service record, and check the boiler’s warranty terms for its servicing requirements.
For more detail, see our guide to what should be done during a boiler service.
Do landlords need both?
Landlords have separate duties to arrange annual gas safety checks and keep gas appliances, flues and pipework safely maintained. A CP12 alone does not fulfil every maintenance responsibility. Equally, a boiler service does not automatically include the full landlord check or the required record.
HSE says appliances and flues should be serviced according to the manufacturer’s instructions. Where these are unavailable, HSE recommends annual servicing unless the Gas Safe engineer advises otherwise. See HSE’s maintenance guidance.
Can both jobs be completed at one visit?
They can often be arranged together. When booking, request both a landlord gas safety check and a boiler service, and list all gas appliances. Confirm what the quotation includes, which appliances will be checked and what records you will receive.
For example, a rented home with a gas boiler and gas hob needs arrangements covering both relevant appliances. Servicing the boiler alone does not cover the hob.
What paperwork should landlords keep?
Give existing tenants a copy of the gas safety record within 28 days of the check, and new tenants a copy before they move in. Keep records for at least two years. If using the permitted early-check flexibility to preserve the annual deadline, keep the relevant record until two further checks have been completed.
Keep service and repair evidence too. If an unsafe appliance is identified, follow the engineer’s instructions and arrange the necessary remedial work. An issued record is not permission to use unsafe equipment. Read HSE’s guidance on gas safety records.
